I represent a small number of properties at a time, deliberately. A portal's advantage is volume; mine is that I have personally been inside every property on this site and can tell you what is wrong with each one.
The inventory covers four things that are usually handled by four different people: resale houses, rentals, new construction sold before it is built, and commercial space. They have different buyers, different paperwork, and different failure modes, which is why the listings on this site show different fields depending on which they are.

How this works
- 01
Before anything is listed
A walk-through with a notepad and no camera. What has to be fixed, what should be left alone, and what a buyer will notice in the first ninety seconds. Pricing comes after that conversation, not before it.
- 02
How compensation works
Buyer-agent compensation is negotiated and disclosed in writing before any showing. Post-settlement this is no longer assumed by anyone, and pretending otherwise creates problems at closing.
- 03
What you get in writing
The comparable sales used to set the price, the marketing plan with dates on it, and a weekly written update while the property is on market. If a week is quiet, the update says so.
- 04
Who you talk to
One person. There is no team, no transaction coordinator you get handed to, and no lead queue.
