The densest residential district in the city and the one with the most street life. Broadway and Pike-Pine carry the commercial weight; a few blocks east the streets turn quiet and tree-lined, with Volunteer Park and the Olmsted-planned boulevard system at the north end.

Everything at once. Brick apartment courts from the 1910s and 1920s, grand houses along Fourteenth Avenue East, mid-century blocks, and a large volume of recent mixed-use construction. Detached single-family stock is limited and priced accordingly.
The strongest transit position in the city: Link light rail from Capitol Hill station reaches downtown in around three minutes and the airport in roughly forty. The First Hill Streetcar runs south. Genuinely car-optional, and parking is correspondingly hard.
Street noise on and near Pike-Pine is real and constant, particularly at weekends. Many apartment buildings predate serious sound insulation. Off-street parking is often absent, and where it exists it is frequently a separate cost.
These notes describe the physical and civic character of a place. They are one broker’s opinion and they are deliberately silent on who lives there.
Everything published here at the moment, sold sheets included. The set is small because it is one broker’s inventory rather than a feed, and each one has been walked before it went up.
