A former independent fishing town annexed in 1907, and it still reads that way: a brick commercial core along Ballard Avenue, a working marina, and the Hiram M. Chittenden Locks at the west end. The Sunday farmers market closes the historic street to traffic.

Craftsman bungalows and boxes from the 1900s to the 1920s on 5,000 square foot lots, now heavily interleaved with four to six storey apartment blocks and rows of narrow townhouses. Few streets are homogeneous any more.
Very walkable within the core. RapidRide D reaches downtown in about twenty-five minutes. The Ballard light rail extension is planned but not built, so check the current timeline rather than assuming it. The Ballard Bridge opens for marine traffic and will make you late.
Townhouse infill means a new building can go up beside you, so read the zoning on adjacent parcels. Blocks near the ship canal and the locks carry marine industrial noise. Older bungalows here frequently have unreinforced masonry chimneys and damp basements.
These notes describe the physical and civic character of a place. They are one broker’s opinion and they are deliberately silent on who lives there.
Everything published here at the moment, sold sheets included. The set is small because it is one broker’s inventory rather than a feed, and each one has been walked before it went up.
