A steep hill carrying the best-known view in the city, from Kerry Park on the south slope. The top of the hill has its own small commercial street on Queen Anne Avenue; the lower slopes run into Seattle Center and the theatre district.

Late Victorian and Queen Anne houses on the crown, Craftsman and Tudor revival on the slopes, and apartment blocks concentrated on Lower Queen Anne. Lots on the upper hill are larger than the city average.
Buses run up the hill frequently, and the counterbalance grade is steep enough to matter on foot or on a bike. Downtown is a fifteen-minute walk from the lower slope, considerably longer coming back up.
The grade is the whole story: driveways are steep, a few are unusable in the rare ice, and a view lot usually means a retaining wall somewhere on the property. Ask when it was last inspected. View corridors are not protected, so a neighbour's addition can take yours.
These notes describe the physical and civic character of a place. They are one broker’s opinion and they are deliberately silent on who lives there.
Everything published here at the moment, sold sheets included. The set is small because it is one broker’s inventory rather than a feed, and each one has been walked before it went up.
