Columbia City

A designated landmark district in the Rainier Valley, with an intact 1890s to 1920s commercial street of two and three storey brick buildings around Rainier Avenue South and South Ferdinand. A cinema, a library and a farmers market sit within two blocks of each other.

Columbia City, Seattle
The landmark commercial block on Rainier Avenue South

Built form

Craftsman and early bungalow stock on a regular grid, with newer mixed-use blocks along the light rail spine. The landmark district governs alterations inside the commercial core.

Getting around

Link light rail from Columbia City station reaches downtown in about fifteen minutes and the airport in roughly twenty, which is the strongest argument for the area. Rainier Avenue South carries heavy traffic and is a designated high-crash corridor.

Watch for

Blocks close to Rainier Avenue South carry the traffic noise and the safety record of that corridor. Landmark status inside the commercial district constrains exterior work, worth confirming before planning a change. Flight paths from Boeing Field cross parts of the valley.

These notes describe the physical and civic character of a place. They are one broker’s opinion and they are deliberately silent on who lives there.
